Site utilities (water, sanitary sewer, storm drainage, and fire protection) are the underground infrastructure that makes industrial sites functional. These systems must be installed before building construction begins and coordinated with municipal service providers. We manage the complete utility package from connection to building entry.
Water service sizing depends on domestic demand, fire protection requirements, and any process water needs. Fire flow requirements often drive the size of water mains and the need for dedicated fire lines. We coordinate with local water authorities on connection requirements, meter sizing, and backflow prevention.
Sanitary sewer routing must maintain gravity flow to the connection point. On sites where gravity flow isn't possible, lift stations pump wastewater to the public system. We evaluate routing options during preconstruction to minimize system complexity and operating costs.
Fire protection water supply is critical for industrial buildings. Fire loops around buildings, hydrant spacing, and flow testing requirements vary by occupancy and fire code. We install fire lines sized for the building's fire sprinkler system with proper backflow prevention and test connections.

Who designs site utilities?
Civil engineers design site utility systems based on building requirements and municipal standards. We work with your civil engineer or provide design services through our design-build partnerships. Design must satisfy both building needs and utility authority requirements.
How deep are utilities installed?
Depth varies by utility type. Water lines are typically 3-4 feet deep minimum. Sanitary sewer depth depends on connection elevation and gravity flow requirements: can be 8-15 feet or more. Storm sewer depth varies based on system design.
What coordination is required with utilities?
Connection to public utilities requires applications, plan review, and inspections by the utility authority. Domestic water involves the water utility. Sanitary sewer involves the city or water authority. These processes run in parallel with construction permitting.
Can utilities be installed under pavement?
Yes, though access for future maintenance must be considered. We typically route utilities outside of building footprints and provide cleanouts and access structures at appropriate intervals. Crossing under drives is common.
What about electrical and telecom utilities?
We install conduit banks for electrical service: the utility installs conductors. Telecom conduit is similar. These underground electrical systems require coordination with power company requirements and are typically installed with other site utilities.
